Property search and consultation

Once you have submitted a completed Property Specification, one of our representatives will contact you to clarify some of the finer details of your requirements. This can either be done by telephone, email or home visit by one of representatives in the UK. You will then be sent information sheets on properties which most closely suit your requirements.

We will maintain regular contact to ensure that we are aware of any changes in your requirements and also to keep you informed of any appropriate properties as they come on to the market.

If any of the properties are of interest after viewing, we would provide you with an estimate of the costs involved in purchasing.


Viewing appointments

When you make your trip to Italy to view some of the properties we have suggested, one of our representatives will meet you at an agreed location.

We accompany you throughout all the viewings so you will not need to worry about time schedules, finding the properties and possibly getting lost.

We can help you maximise your time by agreeing a schedule of appointments that fill a morning, afternoon or whole day.


Negotiation and agreement of the purchase (This is a very important and critical stage of the procedure)

Once you have found your desired property, we will attend with either the local estate agent who is handling the sale or the seller direct.

At this stage you will probably be required to provide a holding deposit, which will be held by the estate agent until agreement on the terms and conditions are reached. Once agreement is reached the holding deposit, at that stage, will be handed over to the seller. The holding deposit will be allowed against the deposit agreed for the signing stage. If no agreement is reached your funds will be returned.

Please be aware that once you make an offer in Italy, it is incorporated into an agreed document (Promessa di vendita). In that document it specifies the time period in which you and the seller have to agree the price, terms, conditions of sale, date for the signing of the first agreement (Compromessa di Vendita), amount of deposit paid on the signing thereof and the date for completion.

We will visit the estate agency offices/seller as many times as is necessary. We will agree a purchase price with them to include fixtures and fittings as agreed between you and the seller, keeping you informed of the negotiations as they proceed.


Administration assistance/ General advice/guidance and fact-finding

We can provide help with opening a bank account, obtaining a fiscal code (codice fiscale), obtaining your permission to stay (Permesso di Soggiorno per Stranieri), sourcing a notaio, contacting a translation service for translation of legal documentation if you do not speak fluent Italian (this is a legal requirement).

We can also provide you with information on your chosen area.

We also offer a range of fact sheets available on various aspects of relocating to Italy.

We can put you in touch with a removal and goods transportation service from the UK to any location in Italy. The transportation company will provide you with a quotation for the movement of your goods.


Travel arrangements

Whatever your reason for travelling to Italy, we can find suitable accommodation for you to book where you want it. We can also supply information on transfers, car hire, railway stations, airports etc..


Building and renovations

We can provide you with information and liaise with local architects, surveyors and builders to help you ascertain the costs of a renovation or building project you may be thinking of taking on.


All of the above services are provided to any client who purchases a property via our agency at no extra cost. The only fee you pay is the usual immobiliare fee of between 2% and 4% of the purchase price which will be payable either to the local immobiliare or Intouch Italia contact us
